and did all the legwork to get us our financing locally. She took care of
everything, and all we had to do was drive there for the closing. In these
days of faxing documents, it has become everyday practice to relocate people
easily. Would have been easy if we hadn't had a flat on the way, costing
time, and hub got his suit dirty. Memories!

If you go to an area because of the area itself and not a property, you
can choose any good realtor. When going for a particular property, *I* would
not use the realtor who has the listing. It's bound to be a conflict of
interest for that person. They can only represent the buyer or seller 100%, so
you can assume they'll represent the seller better. Get someone not
associated with that property, IMHO.

You can always ask about a lease/option. In this buyer's market, anything
is possible - esp. if the property has sat vacant for a while.
