(as of yesterday) buying mortgage backed securities and this is what has
brought our interest rates so low in the recent year. However, interest
rates might (and most likely will) pop back up to the 6% range from the
current 5% soon. So, it truly is a buyer's market in financing as well. Also,
the government is still giving away money to first time home-buyers as well
as current homebuyers who are buying a new home and have owned a home in

If you go to an area because of the area itself and not a property, you
can choose any good realtor. When going for a particular property, *I* would
not use the realtor who has the listing. It's bound to be a conflict of
interest for that person. They can only represent the buyer or seller 100%, so
you can assume they'll represent the seller better. Get someone not
associated with that property, IMHO.
You can always ask about a lease/option. In this buyer's market, anything
is possible - esp. if the property has sat vacant for a while.
